What the record supports

• The setting is real and unusual. Achasta is a private, gated community on the Chestatee River just minutes from the Dahlonega town square, built around a Jack Nicklaus Signature golf course.
• HOA and club are separate. Every owner pays HOA dues; golf and clubhouse access run through a separate, optional club membership. That structure matters to how a purchase pencils out.
• Inventory is thin and moves quietly. Resale homes at Achasta have generally run from the mid-$500,000s to well over $2 million, and a meaningful share of activity never reaches the public MLS.
• Buyers come back for the layout, not the amenities list. The draw people describe first is the river-and-course setting and the ten-minute proximity to town.

The trade-offs buyers should weigh

• Two cost layers. HOA dues cover the gate, grounds, river park, and trash; the golf course, clubhouse dining, pool, and racquet sports sit on the membership side. Budget both, or confirm you are comfortable being HOA-only.
• Documents decide your questions. Rental rights, architectural changes, and transfer terms are set by the current covenants and club policy — verify them in writing rather than from any article, including this one.
• Showing logistics are real. Tours inside a staffed gate need advance notice; plan showings with an agent who works the community regularly.

What to verify before an offer

The current HOA fee schedule and reserve study; the last three years of board minutes; the club’s current membership packet with dues and any initiation; the covenants as recorded; and the membership status — full, social, or HOA-only — attached to the specific listing.
