Achasta isn’t a high-volume MLS market. Inventory shifts week to week and the off-market layer matters more than the public-listings layer. Below is what a serious buyer should pin down before flying out for a tour.
Fairway-frontage runs ~15–25% over interior. River-frontage is the rarest tier — fewer than two dozen parcels in the community — and rarely listed publicly. Confirm fairway adjacency, river setback, and tree-buffer easements at the purchase stage.
Real estate ownership and golf club membership are separate transactions. Many residents are social-only or non-members. The initiation fee and the monthly dues vary by tier — get the current membership packet from your advisor before closing.
Roughly $395/month at current rates. Covers gate staffing, common-area landscaping, the community pond, the river park, and trash. It does NOT cover the golf course, the clubhouse dining, the pool/tennis/pickleball — those are membership.
